Coupang Ansan 3 Fulfillment Center (FC) serves as a major logistics hub in the Ansan area, designed for fast and efficient large-scale inbound and outbound operations. The center integrates storage, picking, packing, and shipping flows into a unified operational layout. Key design requirements included optimized dock and ramp circulation, structural adequacy for high-density storage, and reliable MEP (Mechanical, Electrical, and Fire Protection) systems. The facility was remodeled to enhance both operational efficiency and safety for future logistics demands.
BAUM CM provided an initial due diligence assessment prior to lease, ensuring the facility’s suitability across structural, MEP, electrical, and fire protection systems. The team identified required repair and reinforcement items, reviewed regulatory and permitting issues, and proposed an estimated CAPEX range—offering an objective foundation for the client’s leasing decision.
Following this, BAUM CM executed construction management for major renovation, implementing a systematic framework for schedule, cost, quality, and safety control. The team also managed remodeling permit processes, coordinated with contractors, designers, and automation/IT partners, and operated a gate-based approval system to address site issues early. Through close collaboration with Coupang, operational requirements were effectively reflected in both design and construction phases, ensuring a clearly defined remodeling direction and successful completion and handover.
