History

History

A proven professional construction management (CM)
company with 40 years of history

1980’s

A decade of rapid build-out.

Preparing for the Seoul Olympics and Korea’s first new-town program, the nation invested heavily in SOC, sports facilities,
and urban infrastructure. In 1984, BAUM Architects established a comprehensive supervision practice, the origin of today’s BAUM CM.

1990’s

Growth and Expansion

Korea’s large-scale infrastructure build-out—Incheon International Airport, KTX, and follow-on new-town developments drove concurrent, multi-functional projects. Following the Asian financial crisis, we embedded project-viability verification and risk management into delivery, developing CM-oriented supervision services that broadened our construction management capabilities.

2000’s

Innovation and Change

We executed large-scale urban development and theme-park projects. Building on this experience, we established and refined a formal PM/CM delivery system—processes, standards, and controls—and began participating in overseas construction projects.

2010’s

A New Beginning and Leap Forward

The decade brought stricter construction and labor regulations and heightened expectations for precision in cost, schedule, and quality. In 2016,
we spun off as BAUM CM, becoming a fully independent Construction Management specialist. We institutionalized a comprehensive,
CM-led delivery system, from pre-construction through handover to enhance predictability and performance.

2020’s

QS Division & Global Expansion

With simultaneous PF stress and rising construction-material costs, systematic project cost management became the industry’s central challenge.
BAUM CM established one of Korea’s largest QS (cost management) divisions to optimize clients’
project costs and scaled a Korean CM model internationally through our global network.
